Staying connected with people is critical. Reaching out to former clients. I grew up in Austin and have been in commercial real estate for 32 years. Reaching out to former clients. I grew up in Austin and have been in commercial real estate for 32 years. I have gone through many cycles in commercial real estate. I am offering help to my friends and clients. Don't believe everything you read in the paper. It's not necssarily  gloom and doom. Don't expect a lot of foreclosures or drop in value. Sure  restaraunts, retail, hotel and Class A office space have been terribly affected by Covid. You have to look to the future. I am the busiest I have been in my career. The fundamentals and dynamics of the Austin area and surrounding area are excellent. I do feel sorry for a lot of folks. Though someone else's problem is a potential opportunity. This becomes a business decision. Is this really a "valuable client" or not? Have you talked to them? Do they have a cash flow issue? Set them up on a payment plan?  Have them  put the shoe on other foot and ask them how they would feel it takes more than 30 days to get paid? E-mail, phone call,... Set them up on a payment plan?  Have them  put the shoe on other foot and ask them how they would feel it takes more than 30 days to get paid? E-mail, phone call, certified return receipt letter.. As a last resort.. Only if you don't get paid bring up the issue of small claims court. Is small claims worth the time and hassle? Statistically the it takes about 2 years from a start up scenario. I spent too much on advertising when I should have allocated more time for networking and social media. I spent too much on advertising when I should have allocated more time for networking and social media. Leaning on friends and family is important starting out. Be specific who your target market is. Don't use the shot gun approach. Web sites are good tools but at the end of the day is who you know not so much what you know. A phone call and/or face to face meeting can be more productive than an e-mail. A good relationship is more valuable than a commission. Be careful about some of the networking groups.
