Price: Provide Market Overview and design a price strategy;

Repairs & Upgrades: Recommend Home Improvements to increase value, repairs needed and provide staging services;

Safety: Install lockbox for controlled access and document all showing activity and make safety and ant-theft recommendations;

Marketing: Design and implement a marketing plan. Host Broker and Public open houses, design a web presence and Social Media advertising, network in office and sphere of influence;

Contracts: Explain contracts, explain disclosure requirements, closing documents and review buyer's qualification letter;

Communication: Conduct pre-listing interview to determine needs, guide through inspection process and appraisal issues, explain closing procedure, track due diligence deadlines, provide a weekly showing report and ask for feedback and coordinate with lenders, appraisers, inspectors and title company;

Negotiation: Place sellers in strongest negotiating position with price, inspections, appraisal resolutions, multiple offers conditional sale contingencies due diligence resolution and closing and possession date. 

In the end netting a seller on the average 6-7% more money.
