Best Tool To Acquire Clients In Real Estate?

This question is for realtors out there. Interested to find out what lead generation tool works best for you. I have tried several companies that provide leads without success, most leads were fake and even though these companies will replace leads, the replacement leads were no good either. I am hoping to hear from someone that is not a superstar at a large firm with tons of reviews that do get top placement due to a number of reviews. For example, if I were to advertise on zillow.com out of 3 or 4 agents in a pop-up ad I would not get many or any clicks simply because they have hundreds of reviews. What works best for you and what is the required amount of leads or budget that you are investing? Also if not purchasing leads, do you swear by direct mailings or door knocking or open house or specific for sale sign verbiage that works amazing? Please be specific what unique technique have you tried. I have been doing this for over 16 years and I have tried it all! General idea or info has no meaning. Be specific on what unique technique have you done that got you several sales, or share a tip!

Your best source of business is your own sphere, referrals, repeat customers, join networking groups. I was on Zillow for a long time. It was very expensive and I didn't get any good leads. I have good reviews on Zillow but they are from my sphere.

Donna I agree with you about the SOI, Repeat, and Networking. Not being in the Real Estate myself, but 80% of my customer base is RE. Know why, they for the most part are friends that buy my product. I did not sell them on it. Then they send me Referrals. Same thing, Networking, Referrals, and SOI.

Sphere of Influence is what my brokerage is telling us to focus on too. Not just sending an email or liking them on Facebook, but really reaching out. Having coffee, sending a card, dropping off a gift. Staying in personal touch with them. It's a commitment but a well worthy one.

I agree with Donna that your sphere of influence will be a great resource for new customers, it takes some time but well worth the effort in the long run. I would get that started before looking at any paid advertising. Build your network and stay in touch with them through emails and phone calls.

By upgrading your phone system to enable your realtors to be in touch with potential clients all the time.

I have been in real estate for 31 years. I am not a top producer but that is my choice. I do as much in real estate as I want to do to supplement our family income. I would suggest to you is to get back to the basics of real estate! Make yourself very visible and hold open houses as much as you can. Hand that business card out to everyone and always being listening for people talking real estate, at restaurants, bars, grocery stores, banks, and everywhere else. Thanks Betty your advice has really helped. It's not my desire to be a top producer either. I just want to develop a great group of clients as you did and grow thru their referrals. Customer service is very important to me. My clients and all who are involved are always satisfied and grateful. I know I am on the right track but I do need to earn a living so need more great clients. I'll keep at it. I have thought about joining a group, even tried many, but can't seem to find one that works for me. I too love what I do!

You have far more years experience than I do--

I am lucky to be on a great team that provides me with leads. Yes, the cream always rises to the top (not all leads are pre-qualified) but I have had luck with Commissions, Inc.

I also have tried "farming" my neighborhood and I have a "thank the client" brochure that I can send out in my area or a desired area that offers a discount on a place with my personalized info and a value offer (such as a free yogurt or a $10 off an appetizer) at a local restaurant.
