Realtors, Have You Used Any Qualified Lead Systems With Success?

By Magda Robles · Posted on Monday, May 15, 2017 · Tagged in General Discussion

This question is specifically for Realtors. I have received many many calls and emails from businesses offering qualified leads. Social media, websites, SEO, etc. Have you used any of these systems and which one have worked for you? (Lead services are not allowed on this post*

Second: Licensed real estate agents are required in Florida to include the Brokerage name with any promotion or advertising. In what cases do you think agents are allowed to advertise by themselves? I see many agents posting to Alignable as independent teams and was wondering if certain states allow it.

Based on another thread on Alignable, I am guessing you will get a ton of agents bashing lead generation services.

Are all lead generation services good?...No of course not.

Same can be said for Realtors.

So how do you pick a good one?

To answer that you first need to define what is considered a lead...

There are 2 kinds of leads:

1) A cold lead: Prospect may have opted into a list to get a freebie report or clicked yes on a like gate to get to view a piece of information to view homes on a realtor site etc, but is really just still at the curious stage and... (more)

Hi Magda,

I wanted to chime in regarding your question on SEO and Social Media. In the years I have been supporting Real Estate, I've seen so many devote so much time on trying to boost their SEO (via blogs, social media, etc) that I have to question its value in generating any kind of ROI back to the business. So many so called SEO experts don't stay on top of their game and my advice is to just hang up the phone. Especially if they speak of backlinks, exchanges, tricky key wording, etc. Instead, I would find someone local, that you know and trust and let... (more)

I'm a newer agent (3 years so far). I'm 28 years old and very familiar with the internet, technology, the millennial generation, and all of the "buzzwords." I've never paid for a lead service, mostly because they "smell" like BS and also because the top-producing agents I know don't pay for those services.

All of the top-producers in my market have successful businesses because they've spent decades cultivating relationships with clients and community members. Many top producers in my market do not have an online presence at all, or a minimal online presence.... (more)

Hi Jay, great input. Thank you. On my first year in real estate I was the Rookie of the year. I had not that many connections. I was very determined and passionate about a challenge contest they had in our office. I made sure I was there to help others and our brokers helped me. I was not afraid to knock on doors nor too tired to pass by flyers, go to every show in town and talked to everyone everywhere. From super markets to every restaurant. I spread my business cards around town. It was a fun game!

Jay, when I was about your age, the company I worked for paired me with senior staff members with more "grey hair" to help me earn credibility and get my foot in the ground. Thankful that they did. If yours hasn't done the for you, be sure to ask. Here's to success!

Hello again Magda

First, Kunversion. A nice product, realtor-friendly, but it relies on traditional methods that work, sort of--PPC, SEO, etc. They deliver clicks but where did the clicks come from? No attribution!

You should check out Semcasting. They have a powerful new technology called SVA for Site Visitor Attribution (it is in market now). Semcasting installs an SVA tag on pages of your website that captures head of household name and address attributions for each visitor. These are your leads--market to them with direct mail or flyers or whatever. (This... (more)
