My advice in today's world: Hang your license with a company like Exit Horizons here in Las Cruces.  They have an excellent training program. Know your product!  LISTEN to your customers! I truly don't know how many times over the many years that I have had mine thank me and tell me I was the Only Realtor that actually Listened when they told me what they Really Wanted/Needed and made it my Mission to find it.   Especially unique... It is a great 'high' when I am able to call them and say 'I found It!' And Know that I did. LISTEN!! SEEK! FIND!

Recently I found myself with the need to secure a sale by paying to have the land cleared. Reason: One of the buyers, who was supposed to do that, defaulted out of the agreement. By doing this, the other buyer purchased the entire tract and my seller with a gigantic tax lien got his property...
