I think that allowing a business owner to come in at a low cost and ramp up rent over a specific time is a win for the property owner. What a new or existing business owner needs to prove is their business plan. They clearly demonstrate that they plan to market and build a reputable business in the community. How it will impact the area and that the property will not be damaged/destroyed.

We have done this twice for our businesses with property owners. The most recent is pro-covid where the leasing company provided us 5 months abatement rent and then 7 months 30% the market rate rent for our unit space. It helped us to use that time to purchase equipment and fix up the unit to our design. We have our grand opening this Father’s Day weekend and super excited!
