If you're like me, you belong to more than one networking group. We are trying to support individuals and groups as a whole. Like most, I like, share, and comment on posts. But... that's wasn't enough for me. I host and support an online Facebook networking group, "North Texas Professionals &... (more) If you're like me, you belong to more than one networking group. We are trying to support individuals and groups as a whole. Like most, I like, share, and comment on posts. But... that's wasn't enough for me. I host and support an online Facebook networking group, "North Texas Professionals & Service Providers" by allowing open forum on the group page and weekly Zoom meetings. I've been introducing people through emails and 3 way calls allowing a personal connection by a trusted referral partner. It's great to hop on an online networking event, but if you're not following through and reach out to those in your groups to try and build lasting business relationships, you may have been wasting your time. I make sure that I am sharing everyone's business contact info, via email with all that attend the weekly Zoom calls. We don't limit to just one person in a certain category. Our group is always free to attend! We have added a personal element to our group that allows the members to learn more about each other. It has built a level of trust between members and many have become trusted partners.

We are hyper-focused on building solid business relationships and referral partners to better serve our community. Whether sharing about products and services or to help a family in need, we are pulling together as a team of businesses. We have formed an online Facebook networking group "North Texas Professionals & Service Providers" and encourage the members to share about their business. We have weekly zoom calls to be able to get to know each other on a more personal level and building more trusting, long lasting relationships and referrals. It's not all about business to business, it's about community, families and friends. Start interviewing Realtors early in the home buying process. Whomever you choose needs to be able to listen and understand your needs, have excellent negotiating skills, understand inspection reports, appraisals and guide you through each step of the journey.  Almost all Realtors have a list of... (more) Start interviewing Realtors early in the home buying process. Whomever you choose needs to be able to listen and understand your needs, have excellent negotiating skills, understand inspection reports, appraisals and guide you through each step of the journey.  Almost all Realtors have a list of preferred lending partners. (Me being one of them) But... unless you are seriously considering placing an offer on a home within the next 90 days, I suggest you have conversations with lenders first before allowing them to run your credit. Once they have run your credit and you have obtained a pre-qualification or pre-approval letter it is only good for approximately 90 days.   I also suggest that you shop more than one or two lenders within a 30-day period from the first credit pull. If you shop one this month and another one one this month and another next month after 30 days it will put another hard pull on your score. Shop them all at one time it will only put the one pull on your credit. Now you are ready to start shopping for a home. Once you find the right home and your offer has been accepted, you will need an inspection of that property. Your realtor will review the report with you and you will discuss what items or repairs need to be addressed. Your realtor will negotiate with be seller's agent on your behalf. I think that we all have a fear of looking less than our best at times. I find this especially true when shooting a live video. I have found that many of my live videos get more response than a scripted one. You may seem more "real" to your audience, if you are just being yourself. They can... I have found that many of my live videos get more response than a scripted one. You may seem more "real" to your audience, if you are just being yourself. They can relate to you and feel as an equal. Plus... it doesn't seem as "sales-like". Have fun with it!

(more) If you are looking to buy or sell a home, I suggest you interview more than one Realtor. My clients choose me because their interest comes first and I really care. I work hard for them. It's more than just knowing the market and having great negotiating skills. It's integrity and honesty, having those hard conversations with your client to advise and direct them. It is protecting their earnest money all the way to closing and making sure they get the right home at the right price or pricing their home to sell in current market conditions without being too high or to low.

If they are not willing to look at your project you might consider talking to successful people in the area of expertise that you are trying to break into. Find a mentor, they... (more) Of course it makes sense to connect with lenders and financial institutions that you've established a relationship with. If they are not willing to look at your project you might consider talking to successful people in the area of expertise that you are trying to break into. Find a mentor, they can be very useful in helping find investors. There are real estate investments groups/communities that share a wealth of info and aid in linking $, partners and projects.
