How We Got Started

WIth deep family roots in the NH seacoast, Tami grew up involved and working at many of the restaurants and hotels and took that experience to the white mountains to build, manage and grow one of the highest volume independently owned restaurants in NH. Having purchased her first home at age 19 and a multifamily at 20 years old, Tami always had a passion for real estate. After moving back to the seacoast in 2009, Tami became a full time licensed Realtor. Passionate about improving skills through experience and education Tami earned her Associate Broker, NH, Maine and MA licenses. With many business referrals and repeat clients and a growing team of partners, Tami’s areas of coverage includes the seacoast, lakes and mountains. Over the years Tami has developed a connection to best in industry professionals-home inspectors, lenders, title companies, professional staging, professional photography, local contractors and more- that help her clients succeed with a full service experience.

I’ve been fortunate to have 42 units close since covid hit. A year like no other I’ve seen in the past 11 years.  Inventory is low and buyer demand is high. First time buyers are making up approx. 40%  of purchases and they are buying but not leaving a house to sell. Depleting the inventory. We... (more) I’ve been fortunate to have 42 units close since covid hit. A year like no other I’ve seen in the past 11 years.  Inventory is low and buyer demand is high. First time buyers are making up approx. 40%  of purchases and they are buying but not leaving a house to sell. Depleting the inventory. We have an aging population staying in homes longer. The areas I cover, NH seacoast and bordering towns in MA and ME, have seen an increased demand from out of state buyers who are able to work remotely or are looking to retire. Buyers are looking for more space to accommodate home offices and remote learning for kids. Multiple offers are common (and in higher volume than pre-Covid) and the ‘deal’ for buyers is the historically low interest rate. Buyers need to be prepared and prequalified with a reputable lender before looking at homes. And they need to act fast- fast to set up a showing and fast to make a decision or they will lose out. Having a home sale contingency makes it nearly impossible to compete in this market but there are strategies that can help. Working with an experienced, strategic agent who has strong negotiation and problem solving skills is essential whether you are a buyer or seller in this fast paced and competitive market. Some of the changes I’ve implemented in marketing my listings I see as permanent- virtual tours, home videos, floor plans, and showings only to prequalified buyers. Possibly we will go back to having more open houses but I’ve seen more productive results- over 70% ratio of buyers submitting offers from showings vs 7-10% at open houses-   with short scheduled showings during a 2-3 hour time block. And with covid or not, most homeowners only want serious buyers viewing their homes.

Since the health pandemic, I have provided a walk through video of the property for all of my listings which I post on my YouTube channel and many of my listings have a 3 D virtual tour. The 3D walkthrough is helpful and can also be achieved with a showing through facetime or whatsapp. The more... The 3D walkthrough is helpful and can also be achieved with a showing through facetime or whatsapp. The more info on a property that is available online the better! Many buyers are making a decision about a property remotely, whether due to covid or because they are too far to see the property in person.
