"Dick Gann made our home search a great experience. He patiently showed us every house we wanted to see, guided us through the process, and was always available for questions. Even years after the sale, he’s remained helpful and responsive. That kind of service is rare and truly appreciated."

I used to keep a list of all the "Cheap" contractors, and when I encountered the potential client that was shopping for the lowest price, I would give them the "Cheap" contractors number. Then make the statement that "You get what you pay for". Everyone wants to feel like they received value, and pointing out that "Cheap" contractors have to provide "Cheap Work" to survive, will often put into perspective and change the potential client's mind. You cannot get them all, and you do NOT want them all. Let the cheap guy fill up their time with the cheap customers, they deserve each other.

The most important thing is what I call "knowledgeable honesty". Very few Inspectors know "Everything", and I want them to be honest about what they know, and what they don't know. When virtually EVERY inspection report tells us that we should get an additional "Professional Inspection" of HVAC, Roof, Plumbing, and Electrical, I have to question the knowledge and professionalism of the Inspector, and the Inspection company. If the inspector is not knowledgeable in those areas, they should not inspect them, and should be forthright in disqualifying themselves from the Inspection. Inspection reports have become more of a Disclaimer than an Inspection.

I understand it, I just don't like it. Both text marketing, and No-Ring Voicemail irritate me, and anyone who markets me that way, will not get my business. I know a lot of people that feel the same way.

The answer to the first question (of course) is sooner. Your second question involves some individual business planning. According to "collections laws", the initial creditor can continue to bill, and make collection efforts, even if the debtor requests them to "cease and desist", and the percentage of collection is at its highest. Once a debt has been assigned (or sold) to a debt collection company, a simple "cease and desist letter" stops the collection efforts in their tracks (a debt collection company has a lower percentage chance of collection). We could also delve into the fact that the IRS requires that a creditor must make every reasonable attempt to collect, before writing off the debt..., and if you are publicly held, the SEC requires you to take steps that are in your stock holders' best interest..., and depending upon your industry there are ramification from Sarbanes Oxley..., so there may be many reasons not to quickly dump your debt collections off to a collection agency too quickly...

The masses may not agree with me, but here is an option: If I hear between the lines correctly, this client is a substantial portion of your business..., you need the client, AND you need their money to provide them with your service. You can follow all the "inside the box / threaten them" advice, or you can work out a mutually beneficial arrangement with them. If you follow the "threaten them" avenue, you may very well loose the customer (and you business?). So here is my advice: Set a meeting with your client, nicely explain your cash flow issues, ask for an understanding of their cash flow issues, get with your suppliers and make special arrangements. My companies have made a lot of money over the years by accommodating our clients in "outside the box" ways of finance and production. Think outside the box..., or sue them and loose any future revenue.

Everything is a choice, and with every choice comes a risk. Some don't make choices, they let life and others make their choices for them, therefore they leave their lives to chance (risk) as dictated by others. When we own our choices, we have at least an influence on the outcome, the results of out risk. Great risks produce great rewards, or great failures (lessons). Truly, to accomplish anything, we must risk something.
