The nation needs more housing in order to relive the rental shortage and reduce rents. The combination of rent controls and high interest rates is going to guarantee that no new rental housing is built - ever. Two measures need to be implemented.
(1) Rent control must be fazed out over a couple of years and then permanently banned on a national level to create a healthy apartment building industry.
(2) The Federal Government needs to introduce a construction loan program with low interest for the first ten years to give a boost to the building industry to get moving on new apartment construction. All new construction must be permanently protected from rent control otherwise no one will build
