About Us

Richard began a successful real estate career in 1977 at the age of 21 in Atascadero. He has been a multi-million dollar producer every year since 1980. He has been involved in almost every type of real estate transaction including land sales (both ranches and single family lots), new home sales, existing home sales, commercial sales, leasing and industrial sales and leasing. He was part owner and co-developer of the Atascadero Factory Outlets. Richard has his real estate Broker's License and is an officer and co-owner of Peabody & PLUM Realtors, Inc. Richard focuses primarily on serving his existing customer base and their referrals. He has found that his commercial real estate knowledge and connections have been an excellent source for leads for qualified residential buyers and sellers. Richard qualifies as one of top producers in both commercial and residential sales in North San Luis Obispo County.

Me I personally prefer morning meetings. I get up early like to go in and get my work done and attend meetings then I have the afternoons off or time to fix things that need attention. My gut feeling is that 50% of the people will say morning and the other 50% will say lunch time. (more) Me I personally prefer morning meetings. I'm not sure what line of work you are in but in the real estate industry their is constant pressure for lower commissions. What I do with my clients is explain the value of having an experienced full time local real estate agent representing them, the fact that a small percentage reduction could cost them thousands and thousands of dollars if they get into a law suit or if their agent doesn't know the local laws and real estate values. I also explain that if I can't negotiate a fair commission for myself how can I negotiate the best deal for them? If that doesn't work for them I walk away as my time is one of my most valuable assets and if I start discounting that what am I worth?

Every commission is negotiable. I typically charge 6% for properties under $1,000,0000. 5% for properties between $1,000,0000 to $5,000,0000 and 4% for properties over $5,000,0000. On leases for me I usually charge either 5% or 6% the total gross amount of the lease for the first five years... (more) Every commission is negotiable. On leases for me I usually charge either 5% or 6% the total gross amount of the lease for the first five years depending if it is a Net or Gross Lease. And then a small fee if any options are exercised. Hope that helps you out.
