I recently had a multiple offer situation here in Austin where I  was representing the seller.  One of the buyers/agents submitted an offer with a tight deadline and a comment that if they didn't get this property, they had another one they wanted to  jump on.  While the other agent undoubtedly... (more) I recently had a multiple offer situation here in Austin where I  was representing the seller.  One of the buyers/agents submitted an offer with a tight deadline and a comment that if they didn't get this property, they had another one they wanted to  jump on.  While the other agent undoubtedly thought this would help their negotiation, we felt that it definitely hurt.  We didn't feel they were committed to our listing/property and were more likely to walk during the option/inspection period. Our other offer was almost identical and our clients went with that one.  Be careful what you say and do and how it may be perceived by the other side...put yourselves in their shoes and what might you think if you got the offer you are about to present??

Stay in touch with all of the buyers you have recently helped as well as your sellers. Ask for testimonials and either direct link to Linked In, Yelp or zillow and include on your website. Post on social media about helping another client and tag them Ask your happy past clients for referrals... Post on social media about helping another client and tag them Ask your happy past clients for referrals and promise to take extra care of their friends, family and colleagues Also if there is an area with great turnover and not enough listings that your clients liked, reach out to those owners and tell them you specialize in their area, just another home there and would love to have them consider you if they are thinking about selling and ask them questions like what they like Best about the neighborhood. And, again, stay in touch with those clients frequently. Let them know you care about them

In my experience, its the same reason people leave a very large real estate company. Being available to and mentoring your agents is what many agents say they are looking for. (more) In my experience, its the same reason people leave a very large real estate company. Being available to and mentoring your agents is what many agents say they are looking for. A good strong and knowledgeable/available broker and/or manager with great training. We also invite prospects to our meetings and trainings and when they are ready, we're ready to welcome them. By inviting agents, we have narrowed our selection to those agents who we feel would be a good fit to represent the brand and value system we have in place.
