If you are paying full asking price, then I'd ensure the Contract includes a satisfactory inspection of the Septic System. Ask when it was last pumped. The EPA recommends pumping every 3-5 years. If you see ANY conditions that make you question the integrity of it, you have answered the question. Perhaps have it pumped and inspected at the same time. That is what I would do, and perhaps split the cost.
