About Us

I am Nina Grayson, Realtor®, specializing in Residential, Probates, Trusts, Luxury, and Commercial Multifamily real estate. I support my clients with the resources, they need to prepare and sell real estate for the highest possible price with proven strategies and negotiation skills. I have a Masters degree in Organizational Leadership, established my private estate services company, The Grayson Group (TGG) in 2018, and am currently pursuing my Juris Doctorate to become an Estate Planning Attorney. I bring a wealth of business knowledge and experience to the real estate industry in service to clients nationally and around the globe.

How We Got Started

I started in real estate in March of 2008, with the purchase of a home that I eventually house-hacked. When I almost lost my home during the Global Financial Crisis, I learned a great deal about real estate. After spending time earning my Masters Degree, I decided I wanted to become a Real Estate Investor. My mentor said I could get licensed, which is a great way to learn about real estate. I was working in Higher Education at the time and when the institution made changes, I decided to do real estate sales full time. In a few short months I earned my Certified Probate Real Estate Specialist (CPRES) designation, as well as my Short Sales and Foreclosure Resource (SFR) and my Seniors Real Estate Specialist (SRES). I have since engaged in 40+ transactions in California and around the country for both real estate sales and investing. For more about me, visit my website's About page.

I received EIDL but never applied to PPP because I didn't know I could do that instead and then apply for loan forgiveness.  I now want to apply for the second round of PPP, and convert my existing EIDL to a PPP Loan.   Is this possible?   It would be great to potentially be awarded forgiveness... Patience.  At the beginning of the year Multifamily, Self-Storage, Sale Lease-Backs were robust with excitement.  Syndicators, passives, and brokers were doing well in these robust asset types.  Then Covid happened and the scurry of fear from the lending side brought a halt to funding and some... (more) Patience.  At the beginning of the year Multifamily, Self-Storage, Sale Lease-Backs were robust with excitement.  Syndicators, passives, and brokers were doing well in these robust asset types.  Then Covid happened and the scurry of fear from the lending side brought a halt to funding and some lenders exited the business altogether.  The lack of funding crashed deals while buyers who got burned in the stock market or could still get funding, held onto their investment capital funds and moved that liquid line item over to the reserves column on their ledgers.  The result - stagnation.  Everything came to a halt.  Yet, there is that segment of investors whose creative and proactive mindset pushed them to find, if not create a deal out of nothing.  Creative financing and terms took heed, and some deals closed, but it took time.  With extended DD and escrows, and the wait to find partners willing to plunge into a high-risk market for those illusive future value returns was a slow courtship.  The 60-120 close was pushed to 90-180 days, and some of those never happened.  Out of all the tumult, patience is the greatest lesson I've learned, and the greatest mindset in the forthcoming economy.  Analysis paralysis is no longer a condition, it's a must - underwrite a few times over with conservative projections and the assurance of those 18+ months of capital reserves, even if your lender only requires 6-12.  All market metrics and sectors are looked at more closely to bring a deal to fruition, and it all takes time and patience.
