It has been my experience being in sales for over twenty years that "lines" are really "guide lines" to help a sales person stay on task as the conversation or negotiation progresses through to a close. The "line" is not a magical assembly of words that will get you the sale every time. What it does is give a sales person their foundation to build off of. In real estate in my opinion if you are working with a buyer or a seller the bottom "line" will be based on the individuals needs. So if a buyer is looking for a particular neighborhood and floor plan my job is to intersect those wants with what is available and my "line" becomes something like this - So given the homes that we have seen do you think this home will fill you wants and needs, or based on what you have told me you were looking for this home seems to have all of what you were looking for. From that point we discuss all of the other factors such as financing, closing time frames or other important criteria. There is no Magic Pill. Find a need and fill the need, listen to your client.
I have only had success with land loans with US Bank. They do loans on land.
