Then when the property does not move. Educate him on the comparables and that your efforts as a real estate professional will yield the best results for that specific time frame in the market. I have done this on many occasions and it works with the exception of over inflated ego types that will refuse to budge and or listen to reason or logic. In that case I do not need clients like that. I fire them, quietly

Everyone has good nature and yours is very good, but the reality is that there are people who look for someone like yourself like a lion looks for weak antelope.  Today in America I see more and more "men" if you want to call them that, who are still a child. They are lazy, sullen self adsorbed and self aggrandizing. Cannot hold a job. They are usually messy never clean up behind themselves and in the end go thru life needing a maid and a mommy. They are easy to spot in a crowd, but in America is see it more and more than I did 30 years ago. That fact that he stated ..." He promised to pay as soon as he got a new job"...typifies this kind of this vagrant drifter.  You are a very good person with a big heart. Do not change that. However we all learn from lifes lessons, me included I have made my share of mistakes, but I never lost my good nature and kindness, but what I did learn is to differentiate between a Garter Snake and a Rattlesnake when it comes to people. You will be blessed in other ways

Also get prior utility bills. Find out about fire risk by... (more) Small budget?....I assume expenses?.....As an engineer and architect I examine the insulation, type of construction, ventilation, etc. A good engineer and architect can do a building inspection and provide you with a performance rating. Also get prior utility bills. Find out about fire risk by getting a quote from your insurance co, the conditions and type as well as use will dictate those expenses. Water and Sewer bills from local municipal records to see if usage is high. Again your engineer will be able to tell you. Examine repairs and maintenance on the buildings trailing 12 month P/L sheet. Find a building with a small budget is like hunting big game, you have to get out and examine a lot of ground before finding the right one. There is no secret just hard work. BUT if you delegate a lot to experts, you will soon gain practical knowledge on what to decide on, on your own. Check with local municipal zoning codes and the zone the property is in. Then get creative by examining all uses that can be applied. Sometimes a new use in accordance with local zoning will increase property value that you can factor into your pro forma. In the end you will gain more. As Architect as Developer, this is a fundamental aspect of our due diligence performed on prospective properties. We also provide it as a service to others. The 4th quarter will end better than last year for sure. Better than the last 8 years prior. The numbers prove it. I will be volunteering at the community church to serve Christmas dinner to those less fortunate and giving to the Marines Toys for Tots program. It is in giving that we receive. So... So the way I figure it is that maintaining giving through personal generosity, one will be blessed in other ways.....No matter what faith you have.

(more) I assume it is a subcontractor working for the utility under a separate contract, based on your heading and the fact that the project is being used as a FILL IN job in-between their other obligations ( from your statement of …..”After 2 months of trying to get in touch with them with absolutely no return communications “….AND …… “The court yard is now in shambles and the work crew comes for a day then disappears for a few days only to return and repeat the same cycle.”).There is (should be) a contract between the utility and this contractor. For all we know this contract (between the utility and their subcontractor) may be weak and grant too much latitude to the contractor, allowing them to perform in the manner you describe. AND/OR the person responsible for managing the work order for your property is incompetent. 1. You most likely have an attorney. Consult with them first 2. Get all paperwork and contracts between the utility and you and see if you can get the contract between the subcontractor and utility (which might be a problem, since the utility will most likely refuse to provide claiming confidentiality 3. Find the person responsible for the work order issued by the utility, speak to them. In that conversation be nice but get their bosses name and their bosses name, etc…climb the ladder and explain their lack of urgency and management 3.  Get the local media, TV, Radio and Newspaper involved and display the facts to show the incompetency of the utility. This might push pressure on the utility and display their incompetency. We did this about 8 years ago in NY and made the utility move in the direction they were obligated to move. 4. Did you get a certificate of Insurance from the local utility on either their crew or the subcontractor that they have the requisite insurance for the project?  Do you have a contract for anyone working on your property that has an indemnification clause protecting you from the incompetency of those who may create such problems? 5. On some projects we had, we required a bond for ANYONE including the Utility working on any of our properties. This bond allowed us to step in the shoes of the utility contractor and complete the work using other contractors we have prequalified at the expense of the utility or utility contractor. But it depends upon the utility. This is mostly negotiated with the utility before work starts. In the end someone needs to chase through the chain of command at the corporate level at the utility and one who is skilled at negotiating and contract law ( attorney) to get needed results.

A good suit ( or clothing that fits the image or story) , lighting, environment, inside or outside properly staged, etc, etc......You have one shot at this so paying attention to detail on all aspects is paramount. Having it professionally shot using good video equipment is also a prerequisite, done by people who do this for a living. Many "takes" will be necessary to get the right one. This may all sound like a lot, but doing it right the first time counts. I have seen good videos and some amateur ones and the good ones follow the above. Image with the client is everything and combined with your expertise will have many more customers coming.

(more) Mere exposure Effect...or whatever new term is in vogue, or fancy name someone has coined for a long traditional approach..its simple, don't make it complicated with complicated names...Its all back to the FUNDAMENTALS.....Its called RELATIONSHIP BUILDING and it takes time, constant communication, LISTENING to the customer ( it isn't about you and your business) and FOLLOW UP......from there one can add newsletters, special emails, etc.......I always believe in the FUNDAMENTALS
