How We Got Started

When my husband and I relocated from Gig Harbor, WA, we could not find many rentals online. It took two lengthy road trips to locate and secure housing for our family of 5 (including our 6 month old baby). After 6 months here, the idea for Blue Mtn Rentals was born. Comps of like properties (sq. footage, bedrooms, baths, location, features, amenities, etc.). Utilize 3rd party apps, newspaper, listing sites to find comps. I do not manage VRBO. We are a pretty small population locale with 2 other realtors already offering those services. Recently our city council put limitations on VRBO so it's not really a growing market. In addition, some manage their own through homeaway or vrbo themselves. I'd say in our... Recently our city council put limitations on VRBO so it's not really a growing market. In addition, some manage their own through homeaway or vrbo themselves. I'd say in our community at least 1/2 of the VRBO are pet friendly. In the monthly and leased rentals I manage, I prefer to have them as pet friendly with a 2 pet maximum. We charge an additional fee and pet rent.

With the services my company provides, it helps me to network with both sides and it gets my name out there. The biggest key no matter which platform you choose - stay consistent. Find and provide a helpful service and your name will get passed around.

Often times if I need a reply, I'll send a read receipt request. I don't always get them back but, it does help to get a response when I need one. Busy does not equal being successful. There are some very successful people who are able to laze the days away and still make money. It's a matter of working your business, whatever it may be. There are some very successful people who are able to laze the days away and still make money. It's a matter of working your business, whatever it may be. If you're in a sales role, it means networking and reaching out to people. Statistics show that continued reach outs grow that type of business. I read an article at one time that said you need to follow up 8 times before someone will make a committment. So, you can be busy - reading, researching, talking with people, and still not be connecting the dots to success. You need to figure out the process that works best for you and what your goals are.

My business has many ways that I reach out to market, the return is mostly word of mouth. However, I mail out postcards as my cold call method and I seem to have a fairly good response rate from them. It's a way to get the word out without a big overhead cost. However, I mail out postcards as my cold call method and I seem to have a fairly good response rate from them. It's a way to get the word out without a big overhead cost. Plus, I hate cold calling on the phone. The ways that I reach out include - marketing ads with my business name included, social media activity, my classified ads once a month, I have done paid social media posts and google ads in the past (not much ROI). Using a social media post app like IFTTT helps to spread my single post to other applications like facebook & twitter from my wordpress blog and it saves me time. Basically, it's being creative and trying different methods to see what your target audience responds to.

However, if the community is able to secure another renter for that unit prior to the 13 months is up, they would only be responsible for the time from when they moved out until a new renter was secured. Several communities offer an option to terminate early for a fee. It will really depend on what the verbiage in the lease agreement states and what they can work out with the community. Most likely they will have to forfeit the deposit if they break the lease terms.
