SBA, State Guaranty & conventional loans in many cases offer the best rates and terms. However, the borrower would need to have healthy financials/revenue and credit to apply. Because this is not always the case, I also work with private money, hard money and niche direct lenders that can do... (more) SBA, State Guaranty & conventional loans in many cases offer the best rates and terms. However, the borrower would need to have healthy financials/revenue and credit to apply. Because this is not always the case, I also work with private money, hard money and niche direct lenders that can do Church loans or work with all credit situations for example where SBA cannot. It also depends on how quickly the borrower needs financing or what they need financing for. Commercial Real Estate can go SBA 504 or there are many alternative lenders that offer similar rates without all the red tape and time that an SBA 504 takes. Bottom line, each financing need and borrower is unique, a good broker will take the time to match the right lender for each borrower for the short and long-term.
