A pre-qualification is good for the Realtor and the Lender. It allows us to know if there is an opportunity to pursue the deal on both sides. However, remember that a pre-qualification is only as good as the information that is provided by the potential borrower. If they inflate their income or any information on the application is less than truthful, that can change the final outcome when the lender has to verify the information that was provided.
With the wonderful invention of TRID (she says sarcastically), a lender is limited on the information they are legally permitted to ask for without a complete application (which includes a property address). Until we have a fully executed contract from a borrower and all the necessary financial documents, you cannot be 100% sure on a pre-qualification, but you can have a good idea if you stress the importance of accurate information at the time of application.
All of this was to say a pre-qualification is a good thing to ask for so that the buyer knows what properties they can afford to look at. You don't want to show someone a $300k home if they can only afford $150k. Establishing a relationship with a reputable lender will go a long way in helping your client understand the need to be pre-qualified prior to shopping. I speak with members all the time about pre-qualifying and the products that are available that will meet the needs of what they are trying to do. If I find someone that cannot meet the requirements due to income, credit, etc..., I am able to provide them with counseling and options to help them improve their situation to be able to qualify in the future.
Don't be afraid to ask the question and have a lender explain the process to your client if they are unsure of what to do. It will save everyone a lot of time and heartache in the home buying journey, especially the client/borrower.
