We provide the following services:
• Confirm & review the title application and place order for all required searches based on the scope of the transaction
• Provide all parties with a completed Title Commitment including all pertinent searches and summary letter detailing all outstanding title issues addressed on our cover page
• We work with the lender to satisfy all outstanding issues and if requested/required, we will order a survey with one of our surveyors
• Complete review of the title commitment to insure all judgments, lines, discharge of mortgages, real estate taxes, open mortgages and any other outstanding issues are satisfied prior to closing
• Communicate with the attorneys and lenders to verify wiring instructions for proceeds to avoid against fraud
• We attend closings to ensure all documents are properly signed and dated & provide buyers with copies of their closing documents
• Properly record all documents at County and/or State levels in a timely fashion
• Deliver title policies to all appropriate parties
