How We Got Started

Spencer Howerton, Regional Sales Manager - FL, moved to Florida in 2011 to pursue professional Bass Fishing and build our Florida Team. David & Spencer worked together 17 years ago at Alpine Lending and teamed up to open our FL office. The addition of Daniel Otterbacher, former 10 yr LEO to join the team 2 1/2 yrs ago & Nalinda Wathaphone with her 10 yrs in Sales, Marketing and Operations brings a considerable resource to clients but realtors as well. (more) Flatly, my competition. We are a small, local Mortgage Brokerage in a very competitive area. If you weren't established here and have known folks for more than 10 yrs, you can easily feel that you are cast as an outsider. I learned early on in my career that if you want to know what the competition is doing? Ask them! Call them up. Invite them to lunch, happy hour, coffee or just a phone conversation. If you're pure in heart and ask meaningful questions, you'll be surprised how well your reaching out can be received. I recently called a retired Marine who is our "competition' just up the road in the neighboring town. A person that not only do I admire for his service to our country. His wife is my banker. As much as our family has grown to know, become friends with & just love his wife, I was intrigued by his success. The ease in which he appeared to be killing it & everyone loves him. I had been watching him on social networks. Local advertisements. Local Realtors posting his image at their office parties. Their events. Their family boat days. A patio grilling and hangin with the kids. I saw his postings of Closings with business that I WANTED! His seeming ability to be in "All the right places, all the time" that is what I want to be more like! So one day I had a crushing day as one of our team members failed & cost our company in a very costly way. He made a simple mistake that proved to be crushing - Financially & emotionally. I was beside myself. My guy had made a mistake - and we both paid a price for the loss. He went home that day defeated and frustrated. I worried for my teammate! I worried for myself! I worried about our company & our bottom line. I found myself all alone in my office. I had no one to bounce my thoughts off of... My questions. My angst. MY ANGER that we had screwed up in a simple way but at such a COST! No one was there when I was stumped and asking "What am I going to do?" I thought "Man. I wonder what the old Drill instructor would do? What would he say if this happened in his shop? I bet he's encountered as much in his storied career. He possess leadership behaviors. I like to think I do, but man, I am at a loss as to what to do to salvage my day! My week! My Month? MY MONEY! Is there a way I can take corrective action to recover our loss?" The more I paced, the more I wanted to know what he'd say/do. So I called him up. His office line went to his VM. I googled him and found his mobile number. It was late in the day on a Friday. Amazingly, he answered. Much to my surprise & delight, he welcomed my call as warmly as you've every heard and asked "What's going on? What can I do for you today!?" Not missing a beat, I laid out my plight. He got it instantly. Only people in our industry know the vernacular. The phrases. The gates in the process - and readily the point where the error occurred. The hard work to get stuff done. He immediately started asking questions. The same ones I had been asking. Then he calmly asked "Can you let it go? Do you think that this time you are spending over spilled milk is going to affect the rest of your week? The rest of your month? Why not let that energy fuel you to overcome it by putting your nose down and go get another deal?" He stopped me dead in my tracks. He was right. In just a few minutes explaining what transpired, he defused my over thinking. My own self doubt. This moment gave me the confidence that I was going to be okay. We will be fine! "That's just a mistake. You know it is a great learning experience for everyone on our team...  if this is the first time it's happened to you in over 5 yrs, you probably are just in shock and letting your emotions overthink yourself. Relax man. Just go find another deal! Let this FUEL YOUR FIRE TO CRUSH YOUR GOALS! You obviously know what you're doing. Go do it!" In a 15 min call, we went from doom & gloom to a great Pep talk. We became good friends that day. Now we are good buddies. We can count on each other. We can reach out to one another when we have questions and feel like we have an advocate just down the road. Someone who knows their stuff. And we can communicate in complete transparency because we have each other's respect. We've let each other know we are here anytime the other is in need. We've invited each other to social activities and dinner with our wives & families. We both realize that there is enough business out there for both of us. We all attract our own people/clients/talent. There's no reason to block each other out from a fruitful relationship. Why not have a competitor as a friend? Why not have someone who gets you? Someone who absolutely Get's what you do. Get's what you want? And by that simple call, and introduction personally - while at my base. We became friends. I no longer see him as a threat. And I'm sure he doesn't see me as one. Think about who in your market is "More like what you want to be". Reach out and extend a hand of friendship. Reach out and say "Hey, I was wondering if you could help me." It's refreshing. It's enlightening. And you'll grow from just the simple act of letting go and trying.

Many times, relying on others responses to your questions - which many times can be incorrect or "half true" can be very costly & often times not reversible. Nothing takes the place of your knowing the answers. Akin to the moments we had growing up in school when we would ask our parents or teachers "Hey, what does this mean?" or "How do you go about doing this?" We had to look it up in the Encyclopedia or go to the library or class to learn. There's no excuse for not being able to educate yourself and learn from your own experience. This is how you become an expert in your chosen field.

When you apply for a mortgage and submit just the application with the clients answers to the questions - based on the information provided by the client - you will receive a "Pre-qualification Letter" based on the information you provided you COULD become Pre-approved based on this information... (more) When you apply for a mortgage and submit just the application with the clients answers to the questions - based on the information provided by the client - you will receive a "Pre-qualification Letter" based on the information you provided you COULD become Pre-approved based on this information on the application. Pre-Qualification is NOT a Pre-Approval. Pre-approval is after the client completes the Application completely, then provides documentation to verify the answers on the application. Credit history is pulled. Paystubs, W2's, copies of filed taxes, copies of bank statements and retirement account statements provided. If a gov't loan is approved - your lender will have an AUS or DU Approval for the file. This is when you are ready to submit an offer on a home & start the processing of your application for approval to close on your new home. There is no cost for this at Satori Mortgage. Local Youth Sports - ie. I coached my boys baseball, basketball, & Football teams for years when they were growing up. People who see your character & Values, and understand that you are part of the community - it's a pure thing - hard to contrive... but find something where you can BE INVOLVED in your community. Help the folks that you are looking to partner/work/refer with, and help them on their chosen cause if you do not have any. Community involvement coupled with the fundamental marketing approaches listed here by many contributing posts, are sure to garner more "Attraction Marketing". But in my experience, this must be done from the heart. Not as a "Scheme".

Or have a person/leader in place to bring them up - professionally & Personally!

Join a local community group - whether it be a civic club, coaching sports - whatever! Get involved in your community. Also creating groups for your "target" customer. Say if you are in the So Cal area - create a group on FB or create a Business page and use the community name that you live in and post content of value. Homes. Amenities of the area. Community board type information. Keep solicitors/competitors & Trolls at bay by banning. Become active in whatever venue. And be yourself. Share your love for what you do and share what value you bring to the table in the way YOU do it. There is no gimmic to being real. True, genuine, authentic content reigns. Take a kid fishing. Post a pic of it. Let people see you & let them know what you do. PPC and online for your own business is a key that will yield more from above if you have the fundamentals in place. And ask everyone you meet if they own a home or know someone who wants to buy one. You'd be surprised how easy it becomes after having folks call you back asking for your help.
