If you do not have a written lease, Wisconsin provides that you can make repairs after giving reasonable prior notice to the tenant.  This may not help you much if the tenant is acting unreasonably.  In that case, you may need to go to court.  At all costs you want to avoid any disorderly... (more) If you do not have a written lease, Wisconsin provides that you can make repairs after giving reasonable prior notice to the tenant.  This may not help you much if the tenant is acting unreasonably.  In that case, you may need to go to court.  At all costs you want to avoid any disorderly conduct.  As a general rule, Wisconsin law is very favorable to residential tenants.
