Howard thank you for that information. Funny I was contacted by a client who is now in Texas but selling her co-op in NY, to be the attorney and I had no clue what co-op real estate was or at least what was meant by co-op.  But a fellow attorney in this group explained what you did above.  This was still very helpful information so thank you for the response.
