From our first conversation, it was clear that she brings both expertise and clarity to a world (CRM, AI Agents, etc.) that many business owners find confusing and overwhelming. What immediately stood out to me is Annette’s ability to take something as complex as AI-driven automation and make it understandable, practical, and genuinely useful. I love using AI as a tool, but knowing how to implement it well is the real difference maker. Annette can help you do exactly that. She can show you how to automate your client interactions, streamline follow-up, integrate email and text communication, and even use AI-powered phone calls to handle confirmations, cancellations, and rescheduling. The truth is that younger generations expect this level of efficiency, and it can save you hours upon hours of time that you can reinvest back into the work only you can do. I have seen many people promise help with CRM systems and platforms like GoHighLevel, but very few take the time to truly get to know your business, your team, and the specific friction points that slow you down. Annette is one of the rare ones who does. If you sit down with her, share what you are trying to accomplish, and let her design a solution that fits you, you will not go wrong. I highly recommend connecting with Annette if you want to save time, strengthen client relationships, and build a more efficient and scalable business.”

How We Got Started

As a licensed Realtor for 10 years I jumped from one big CRM to another, spending good money every month. Until I discovered an AI integrated system, Go Highlevel, that blew my socks off.

That's what Real Leads Finder Pro offers. I work directly with entrepreneurs. Many of them are overwhelmed by complex tools, poor organization and weak support. I offer a better model—clear guidance, DFY smart automations builds and GHL account set up.

Typically, we don't order a termite inspection unless a home inspector suspects there's a problem and the homeowner wants to look into it further. My suggestion to you is to focus your marketing towards home inspectors since they are the ones more likely to send you business.  (more) Typically, we don't order a termite inspection unless a home inspector suspects there's a problem and the homeowner wants to look into it further. I don't generally work with renters.  However, I helped one young lady find an apartment a few years ago and was told by the management company they would pay me but they never did. She was in a bad situation and needed my help and I was glad I was able to help her find a place she really loved.  The lesson here is to get it in writing! Either your client pays you or you get the management company to provide you with something in writing. I'm sure there are other Realtors who are more experienced in this particular area or renting.

The best way to sell them is NOT the "list it and forget it" method but rather keep putting it up through social media and Craigslist posts at least once a month. Make sure you're pricing it right at the start, there's a lot of competition in the vacant land market. Also, a big plus is having the land perked and offering a perk report on the MLS to download. This will help your listing stand out and generate interest. Another idea is to offer a land contract if the seller is willing. Most sellers don't realize that a land contract means they get MORE than their asking price over the term of the contract (which can be negotiated entirely) because you tack on interest during the term.

(more) Too many real estate agents would look at an investment property and list it just as they would a regular resale or single family listing. That's a big mistake. Investors want more information UPFRONT. So provide them with what they are looking for.  One such pet peeve of mine that I often see in these types of listings, is the unwillingness to provide Seller Disclosures. Instead, they opt out by stating that they did not live in the property and that that somehow excuses them from providing information regarding the property's maintenance and history. Sorry, it doesn't work that way. The less information provided by sellers of investment property, the greater the suspicions in the mind of potential investors.  Investors are interested in ROI and properties that have been well maintained and are income producing. They need to know all the holding costs, utilities (paid by tenant and landlord) taxes, repairs, etc. What's it going to cost them to purchase and hold the property? In fact, many private lenders that work with investors will not finance a vacant property. So, do not get rid of your tenants! Another no, no. In this case it's safe to say that less, is definitely not more! If the property has been tenanted, then provide that information. Have a Profit & Loss statement ready for potential buyers. Realtors can simply upload these documents into the MLS so that it is easily accessible to other cooperating Realtors. Best of all, find a Realtor who has extensive experience as an investor and who can direct you in this regard.

To date, I cannot think of one single client I obtained from those mailings (letters, flyers and postcards).  Now I spend less than a quarter of that with online marketing. Postage wise, it's now $0.49 for every stamp. Too expensive for such little return. I use online sites such as Vista Print for my business cards, door hangers and brochures (under $500/year).

There just weren’t enough houses on the market to meet the demands of homebuyers. Today, the story is pretty much the same. I was representing the homebuyers. They were ready for an upgrade and looking for something spacious in a great neighborhood for their growing family.  Because demand was so high, competing with other homebuyers in a multiple offer situation was now commonplace. I took them to see a real beauty and they absolutely fell in love with it. It was everything they were looking for and so much more and the location was perfect. The house had been on the market less than a week and offers were already pouring in.  We made a strong offer with a pre-approval included but came in second place, losing to another buyer.  Although I continued to show them houses, I kept tabs on the other property which had gone under contract. You see, the first ten days of after a purchase offer is accepted are always up in the air. It gives the homebuyer the opportunity to perform a home inspection, receive the inspection report and make any requests for repairs, contingencies or walks away from the deal. I know how these things work and that 50% of the time, deals fall through due to inspection or buyer financing issues.  After day five, I tried to get more information from the listing agent several times but no reply. On day 8, I had someone from my team give the listing office a call. He made the decision to pretend to be a homebuyer interested in the property. Sure enough, he was told that an “issue” came up during the home inspection and the Buyer was walking away from the deal despite the fact that the Seller had agreed to make repairs. The listing office, believing that my teammate was another interested Buyer, provided him with more information regarding the repairs.  I immediately contacted them and let them know of the window that just opened up. I told them we had a good chance of circumventing the process and securing the house without any competition if we acted quickly. I made sure to tell them everything I knew about the inspection issue and that the Seller was actively looking for a professional to make the needed repairs. If they were patient and willing to work with the Seller, that house could be theirs.  Since the listing agent was not returning my calls, I contacted his office. He belonged to a well-known brokerage in the area and was also a top agent. I told them that I was aware that house failed inspection and that my clients were ready and willing to work with the Seller if they'd reconsider their previous offer. They were puzzled as to how I knew so much but agreed to work with me. I secured the deal for my clients within 24 hours. The seller was already making needed repairs and the deal closed in less than two months time. I’ve been in real estate long enough to understand the general mentality of many agents and was willing to use that knowledge to give my clients the winning edge.
