I am a S. Florida Realtor/Affordable housing provider servicing the Broward and Monroe County Areas. I Specialize in Distressed Properties, Short Sales and Waterfront properties.
We offer rent to own, Owner Financing properties and Credit Restoration in a mentorship program to assist a first time home buyer to achieve the dream of homeownership. Service with integrity is my priority! I can make cash offers within 24 hours, or I will list a property and get the highest and best price for my client. My expertise lyes in the areas of marine and residential constriction. I have been working with short sales since 2004 and I have extensive knowledge in this area. My work ethics are to serve the public with honesty and integrity and assisting to achieve their Real Estate Goals utilizing my expertise and knowledge.

How We Got Started

I have an extensive background buying and selling distressed properties since 2004. I have been remodeling houses, upgrading neighborhoods and getting a first time home buyer a good deal with home warranties to get their start. I enjoy creating win/win situations. I was buying houses through negotiating short sale discounts for my investment properties and decided to get my Real Estate License and do the same for others.  When I’m working with buyers, what I tell them is they must get preapproved before we start looking at houses so that 1.) we do not look at houses that are over their budget and get their standard set to high. And also most listing agents require a preapproval when you submit an offer. Therefore... And also most listing agents require a preapproval when you submit an offer. Therefore if they find their perfect home and you want to submit an offer right away, you need to have a preapproval letter in hand to do so.  If you need a referral for a good lender who can provide a preapproval letter right away, let me know,I’ll be happy to share the contact information with the one that I use exclusively.  You will also want to establish a good relationship with a good lender that you would consider being on your team! If you do not use a Good Realtor, chances are you will regret it in the long run. Great Realtors handle a lot of behind the scene Hick Ups and a good realtor will not even bother the clients in most cases. Several Nuances come up in Real Estate Transactions that most of the people don't realize. Also, If you are a seller and trying to save commission, Statistics show that a Good Realtor will get you quite a bit more money than you are paying in commissions. Most Photos I do Myself including Drone photography. In some cases where I need a specialist such as wide angle or edited versions, I will hire a recommended Photographer. Never used 3-D walkthroughs, Virtual tours are available free on the MLS. Most buyers still want to see the property in person, But it can't hurt to have it available to your byers, maybe you can weed out some showings. I personally work mostly with sellers. I like marks answer, and to tag onto what he stated, I would say once you develop an excellent referral basis by providing that excellent service that Mark was talking about, more referrals will it be in your pipeline then you can handle. I see a great deal of ways to attract new business, they all work. The most important thing is to pick one of these avenues and get in front of your new client, then give them your absolute best! The most important thing is to pick one of these avenues and get in front of your new client, then give them your absolute best! Spend money on marketing for your client. The atmosphere has changed and just listing on the MLS or showing your new buyer 25 houses on a weekend no longer work! You have to dig in and get serous! For listing clients, pay for great photos, spend money of e flyers, go back to brokers opens and open houses. Yea, you have to work! For buyers, get real specific as to what they are looking for, get them approved for a great loan. Don't show houses they won't like or can't afford. then your referrals will pour in over time.
