Do a search on who is in your area that can assist you in Digital Marketing via Geo Fencing or target market zip codes you'd like to reach. They will also help you with the creative and they should be able to put a pixel on your website or a landing page that will tell you where the interested parties come from. Important to put a Response Form in as well so you can contact the customer for an appointment. How to market is go 'emotional' such as why be miserable when it's so hot, or promote financing 'as low as'. Post in also on your social platforms and on your Google Business pages. Boost your FB post, pick your audience. Works well. May also follow up with some ads in the local paper or radio - hitting the same audience more than 3 times is best using different medias because you're not sure yet how they like to receive information.
