Wondering what you mean by "exclusives".  if you mean the listings that are now called "Coming Soon" and marketed exclusively inside the Brokerage, then my answer is:   It can be an advantage to the Seller.    It was an advantage for my last Seller. She was selling for a newly mentally disabled relative who was also a hoarder.  No way that buyers could be traipsing through the place. It sold quickly to an investor at close to the price the seller wanted. And, the new REColorado rules allow for Coming Soon only for 7 days before they become "Active".

Step # 1 is to select a Realtor who specializes in Commercial properties.  Discuss what you want with her/him.  If you would like a recommendation I can recommend a colleague who knows his stuff.  Next step is securing the funding for the purchase.  (more) Step # 1 is to select a Realtor who specializes in Commercial properties.  Discuss what you want with her/him.  If you would like a recommendation I can recommend a colleague who knows his stuff.  Next step is securing the funding for the purchase.

I don't currently have employees.  When I did, I was clear that how I retained employees ( a miracle in a tourist town) was above and beyond salary/benefits.  Employees need to know that they are appreciated. It's something you can't fake.  You must genuinely appreciate them. I have been using Realty Juggler for the past several years. Great price, good customer service. Has all the features I need. Switched from Top Producer. Top Producer had way more bells and whistles than I needed or wanted and I didn't think paying for that made sense. (more) I have been using Realty Juggler for the past several years.
