Yes there are differences. First loan type , bank will look at a commercial property as investment too, banks want to make sure their money is going to a worthy business. They don’t want it back . So someone thinking about commercial property needs a business plan in place .

It always a Good idea to get the pre approved. But some Buyers act like you are getting into their business. So if they are serious always tell them that Seller are educated by their Listing Agent and most Seller are going to want that Pre Approval , so why wait . Tell them if they were selling...

So if they are serious always tell them that Seller are educated by their Listing Agent and most Seller are going to want that Pre Approval , so why wait . Tell them if they were selling their home wouldn't they want a Pre Approve Buyer too. If they are serious Buyers they go along with that . Help your Buyers by educating them on Lender and types of loans , because a lot of times they really don't know and that is why they are hesitate.
I think it is a lot accuracy to area. Large / City areas , I think it be a good idea . Smaller / Rural areas , not a good idea. The Real Estate Agent would be the best judge of that because they are familiar with the areas

I think the benefits are great ! I love to do the Face Book . I do this a lot for buyers not in the area but want a more personal view of a home . It works !!! You can point all aspects of the home good or bad .

I think my strangest experiences was showing a vacant home to a buyer and finding a naked man a sleep in the Master Bed Room . That was a rel surprise for all of us....

That is a Good Question. The Seller needs to take in consideration the marketing and the time their Agent has invested. But , Yes I think if the Seller brings in a buyer that it should renegotiated, but I think a 3% is to much to ask your listing agent . Most Seller don't realize how much...
