I like to visit my current year's clients with a gift for purchasing with me closer to Christmas as that is the season for giving and there is a joy by visiting them at that time of year and a happiness of seeing them in their new home decorated for their first Christmas.

Yes, absolutely! It helps me get my work done and it also helps me prioritize the manner in which I get the work done. I don't do this because I can't remember but I do it because it also helps me stay on track with less stress!

This really does NOT apply to me as I am commissioned sales but I will tell you that back in 1987, when I started in this field, the commission was 7% and now it is much less, It seems that we move backwards with our earning verses expertise and I don't know why that is since we have lawyers that...

What I feel in this new world that we are in is that people want top notch service but they don't want to pay for it! Hence the 1% companies but remember this, YOU GET EXACTLY WHAT YOU PAY FOR!

When you say length, I think of time and that is over 2 years working with the customer! If you mean tactics, I do NOT use tactics to manipulate a customer into buying/selling. When a customer comes to me, I sit with them and go through a process of questions and answers, at that time I find out their timing to transact, if they are/will not be ready in 6 months or a year I simply put them on my back burner! That does not mean that I forget about then and do nothing for them, I send them listings that match their criteria till they are ready. I also have had customers that say they want to buy/sell but after a few showings/meetings I see that they have NO intention to transact in which case I will drop them and work with someone who is ready to transact. When I came into the business, 31 years ago, I learned to weed the wheat from the schaff and totally concentrated on the customer that I could help!

So what I say to myself is "Suck it up Buttercup and get it done!
