(more) In my area (East Texas) you would have to be sure that you do the things that buyers are looking for if you’re going to do an extensive remodel.  That can be quite expensive and unless you have good decorating ability you might not want to do that. I’ve seen a lot of money put into houses and the decorating decisions were all wrong! As for basic repairs, I believe a new or well functioning roof is important as well as the systems of the house being in good working order (plumbing, electrical, etc).  If those basic systems are failing you limit your buyer pool since many loan programs lend to people who plan to live in the house (as opposed to investors). After that, fresh paint and new flooring (probably not carpet except in bedrooms) everywhere, and then clean clean clean!   Be sure to mow and edge the yard, trim the trees, rake leaves etc.   I know that’s a lot of work! If you live in an area of more expensive homes than yours it will probably be worth it. But if where you live you discover that doing all that really won’t bring you much of a return it may be better to get your stuff out, clean and sell it as is.  A competent real estate agent should be able to help you decide the best route. Good luck!

I put both numbers on my card. My office is great about making sure I get my calls when they come in. Sometimes I’m in an area where phone reception is minimal or I may just be unable to answer because of being in a meeting.  (more) I put both numbers on my card.
