It is unusual but those pesky termites can be hard to locate - one inspector found them in the ATTIC even after the homeowner's company who had it under contract had given the house the all clear! Of course the company who found the termites are recommended while the other company is not on my list.
I would suggest that your father reach out to local real estate agents and maybe even offer a discount for a while -- I saw that strategy work for one inspector in the past. I hope this helps!

In my area (East Texas) you would have to be sure that you do the things that buyers are looking for if you’re going to do an extensive remodel. That can be quite expensive and unless you have good decorating ability you might not want to do that. I’ve seen a lot of money put into houses and the decorating decisions were all wrong!
As for basic repairs, I believe a new or well functioning roof is important as well as the systems of the house being in good working order (plumbing, electrical, etc). If those basic systems are failing you limit your buyer pool since many loan programs lend to people who plan to live in the house (as opposed to investors). After that, fresh paint and new flooring (probably not carpet except in bedrooms) everywhere, and then clean clean clean! Be sure to mow and edge the yard, trim the trees, rake leaves etc.
I know that’s a lot of work! If you live in an area of more expensive homes than yours it will probably be worth it. But if where you live you discover that doing all that really won’t bring you much of a return it may be better to get your stuff out, clean and sell it as is. A competent real estate agent should be able to help you decide the best route. Good luck!
