This scenario is from the realm of fiction. I have about 80 sales a year, in my practice this has never happened. I don’t think it’s worth the time to discuss. In any case, the inspector is responsible for the damage caused.

I do open houses only if the seller wants it.From my experience, a good house with a reasonable price sells fast with multiple offers.Currently, thanks to public sites, anyone looking for a home in a specific area can see the listing and there is no need for any specific marketing . This is just words to please the seller. The only case when an open house is useful when owners / tenants live in a house and access is complicated. In all other cases - this is just spending your time and satisfying the curiosity of neighbors. If the house is on sale for a long time, and there are no offers, an open house will not save the situation. I can’t recall that I got clients/ buyers doing an open house, most visitors already have their own agents.

If you are a seller and your buyer signed "as is", you risk that the buyer will cancel after inspection. If you are a buyer and want to buy this house, then why not try to negotiate again? It all depends on how interested the seller is.
