We have tried and tried advertising, but what we seem to get are looky-loos and price shoppers asking the same questions -- what will it cost us per square foot. I stay away from... I have not used Nextdoor. I have used every lead search out there over the past (20) years and I have to say this to those of you who read this comment. They are all BOGUS. They take our money and produce nothing that I would call fruitful for the efforts. Everyone out there is looking for a... (more) I have not used Nextdoor. I have used every lead search out there over the past (20) years and I have to say this to those of you who read this comment. They are all BOGUS. They take our money and produce nothing that I would call fruitful for the efforts. Everyone out there is looking for a great deal - shopping for the best and lowest price, and yet refuse to pay for the quality of the finished product. When you do get a project (Which is very rare), the clients seem to be happy until the last 85% and then they want to renegotiate the fees. To be very honest -- the best source for a factual lead are the following: 1) Architects 2) Engineers 3) Insurance Public Adjusters and Attorney's 4) Past Clients (Referrals) 5) Real Estate Agents and Designers Good luck, to all of us who are fighting to keep a good name, maintain a good company and fighting every day against the competition and lowball fly-by-night and not licensed contractors.

This has always been a rough and tough topic because of the many factors that we do not have control over. Over the past (30) years our lead suppliers have come and gone. But, we have been able to maintain a quality source by limiting who refers us.  By that I mean -- Architects, Engineers,... (more) This has always been a rough and tough topic because of the many factors that we do not have control over. Over the past (30) years our lead suppliers have come and gone. But, we have been able to maintain a quality source by limiting who refers us.  By that I mean -- Architects, Engineers, Public Adjusters, and their associations. They have the clients that are serious and not what we all call shoppers. In these times no one has the time to give to shoppers who are considering a project and looking for the lowest price with nothing more than a generic idea. You know -- "How much do you think this will cost me". No plans, nothing on paper to review and consider if it is possible. Everyone has their own idea of how to get that client, project and such. But, you need that relationship to introduce you to that client. Therefore, go to the design source! Maintain that positive relationship with them. They are your best lead source. And, remember this -- No one can handle getting every project if you could. To much work leads to mistakes and that goes negative on your name and reputation. Back in the 60's we used to see getting one out of every two submittals. In the 70's it went to 1-3, then in the 80's it went to 1-4. Today we are lucky to get 1-10. I can say that we USED too. We were paying up to $1,500.00 for a signed contract of $50,000.00 or more. California has pretty much put a stop to this practice by forcing us to 1099 the referrals. Also, the referral person(s) began to ask for just the referral without any contracts issued. We... (more) I can say that we USED too. We were paying up to $1,500.00 for a signed contract of $50,000.00 or more. California has pretty much put a stop to this practice by forcing us to 1099 the referrals. Also, the referral person(s) began to ask for just the referral without any contracts issued. We have used other resources but stopped doing it because the referrals were and are not valid. The sources out there today are sending false referral just to get our money. So we stopped all outside referrals other than those that come from architects, designers, and engineers. Our clients are a good source, and when they refer us to a client that comes to a contract, we send them n over the top Christmas Thank You Gift. In these times, none of us can afford to just throw money away without a positive return on services.

Here in Southern California, I feel we are hit harder than anywhere else in the country. The cost of living, insurance, and such other items are a killer. Furthermore, finding and keeping "QUALIFIED" people is not easy. Everyone is looking for the highly qualified person who we feel will be a... (more) Here in Southern California, I feel we are hit harder than anywhere else in the country. The cost of living, insurance, and such other items are a killer. Furthermore, finding and keeping "QUALIFIED" people is not easy. Everyone is looking for the highly qualified person who we feel will be a good fit for our company and also be able to move up the ladder toward project supervision. We see under qualified people every day -- We tell them that they are on a trial basis, and by the end of the day - they are gone. They all claim to be qualified - but they are not. They want a lot of money and talk a good game. But, when we see them work -- we call them out. Truly speaking -- The kids of today -- No one wants to do physical work anymore. They are all geared toward high tech applications and the dreams of high paying jobs. We need to go back to school when they offered shop classes, and allow the children to learn trades before they graduate high school. This is the only way we will ever keep a workforce that we can draw from and knows what it takes to make the world go around and survive. We are on the lookout every day for qualified people. We pay a fair wage for an equal days work. But, we are also a bit over the top -- as quality is job one for us and our clients, so we are a bit more picky on who we hire.

This is a common problem that all of us in the construction industry have to deal with. The solutions are not easy, but here is what we do -- 1) Advise the clients that all work will stop if payments are not prompt. 2) Advise the clients that recourse from liens will happen and start within ten... (more) This is a common problem that all of us in the construction industry have to deal with. The solutions are not easy, but here is what we do -- 1) Advise the clients that all work will stop if payments are not prompt. 2) Advise the clients that recourse from liens will happen and start within ten days of non-payment actions. 3) Open a project client trust account if the clients are open to it. Show them how if they agree to this contract, that this will reduce the project costs. But, if they still fail to pay promptly, that the percentages will rise and their project will cost them more. 4) Also, schedule all payments of invoices for Friday's. If you do not get paid by end of the day or no later than Monday morning. Work will not move forward and notices will be sent out according to law. It is the hardest part of any business -- collections!

Any of us who have been in this business should have experienced both and learned from both. So I will give you one of each. Our worst came to us from project management firm who forgot to advise us that the clients were over the top picky and did not like to let go of funds. You can imagine from there. About half way into the project we all agreed that it would be better if we parted ways. Thankfully, that went well and no issues. Our best (2) came from a past client referrals. The design teams were a pure pleasure to work with and the clients became like family. The first project was located in Westlake Village, Ca. It started off as a remodel with a small addition in 2015 and turned into a total gut a redo based upon discovery and existing conditions and was finished in 2017. We have already won two prestige's awards from the design and quality of workmanship. The client's love us and have referred us to three new clients. I call them my dream come true clients. The second came from an insurance loss. Clients were referred to us by the public adjuster representing them. Claim was settled and from that point forward the clients felt very comfortable with us and since then have decided to totally tear-down their home and rebuild as a custom home in Beverly Hills. The clients have such faith in our knowledge and our support of them that they have referred us to four new clients since we began working with them. We continue to build that support and confidence with every client and thankfully we have only had five worst case projects since 1978. Not a bad record if I do say so.
