I would estimate a good cash on cash return would be about 10% or better.

Besides the comments below, you could get an investor to co-wholesale the property where the investor brings a buyer and you split your fee with them on a 50/50 basis. I have some buyers who might possibly be interested in properties in those areas. You can send me the information or details...
