We perform Home Inspections for buyers and sellers of residential homes. At the end of each inspection we also give an educational walk-through, teaching home maintenance tips and easy fix-its helping buyers feel more comfortable with their future home. How We Got Started

We've had experience in a little construction, flipped a home, helped with other construction projects, finished our basement and learned how to do things because others were willing to teach us.

Our oldest was looking for a home she would call dad to have him come look at the house to see if it would be a good buy. Her realtor told Dean, "You ought to become a home inspector, you're really good at this." In looking for a new job, he went to the employment center and filled out some info on his talents, abilities and interests. The employment specialist mentioned becoming an inspector.

Those people helped him see he had talents & skills in that field & he became a home inspector. Now with 850 5 Star Reviews as J-Pro Inspects, (Jan 2011- Jan 2026) we've learned from our customers that he really does know what he's doing and talking about. If they impose new restrictions on real estate transactions, we will study, adjust our business plan, if necessary, and get ready to move forward when they open again.  When we first learned of COVID-19, we immediately set out to get masks, gloves and sanitizer.  We already had some on hand as a preparedness item but we stocked up a bit to help protect others and so we could continue to serve others.   At this point, the only slow down has been due to  people who are in quarantine, high risk, or otherwise keeping themselves safe.  Otherwise, the inspection business continues to function mostly normal.

(more) We currently belong to a training/mentoring group that specifically caters to home inspection businesses.  Most of our meetings right now are on Zoom.  We have coaches to work with and have “open access” to to leaders who teach and answer questions.  Usually we get together several times a year,  I guess it could be considered a Bootcamp of sorts.  We get to interact with each other and help and support each other.  With the pandemic, it’s all on-line.  We can have 1 on 1 as wanted/needed.

Please don't use scented items. Plug-ins, wax burners, sprays, etc.  So many people now are allergic.  I get asthma, my husband gets migraines, and my son's vocal cords fold so he can't breath (as they are in the wrong position for breathing and speaking). Not only that, he breaks out in sores in... (more) Please don't use scented items. Plug-ins, wax burners, sprays, etc.  So many people now are allergic.  I get asthma, my husband gets migraines, and my son's vocal cords fold so he can't breath (as they are in the wrong position for breathing and speaking). Not only that, he breaks out in sores in a matter of a few hours to a few days after ,depending on the product used.  Very painful. Please, also, so some research on the scented items.  Many have chemicals you can't even pronounce and are literally hazardous to your health. Lot's of great advice from other's on the forum. Talking to the HR person is the best approach.  As business owners, we've had to talk with a few employees about grooming.  It's true that many people are so used to their smell they don't notice it.  In addition to being a business owner I work very part time and we have a single bathroom with a shower for all those who come back from their work out smelly or to just get the perspiration off. There is shampoo and body wash available to them.  Lockers are available for them to put their stuff in. It does get used. If not, they can take an extended lunch and go home to shower and clean up or get in a bike ride earlier in the day then a shower.   It's a tough place to be.

Since being in business for yourself, that means we answer every call.  As home inspectors, we get calls from people all over the US moving to Utah.  So not answering is not an option.  1-We ask them to put us on their Do Not Call list or if there is an "Opt Out" option, we choose that, and our... (more) Since being in business for yourself, that means we answer every call.  As home inspectors, we get calls from people all over the US moving to Utah.  So not answering is not an option.  1-We ask them to put us on their Do Not Call list or if there is an "Opt Out" option, we choose that, and our phone company also has calls that come through that says "Scam Likely" so we don't answer those and if we suspect a Scam or Telemarketer, we will often decline call with a message.  "In a meeting. Please text me and I will contact you as soon as I'm able."  If they do not text, they were likely on a land line, a Scammer, or Telemarketer.  You can never escape them....they are like locusts...........

We tell them what makes us different than other people in our line of work. (Not in a bragging way, just a matter of fact "this is who we are, how we do things", etc.) We will also match or at least get close to the other person's price, however, never below.  We have enough USP's (Unique Selling... (Not in a bragging way, just a matter of fact "this is who we are, how we do things", etc.) We will also match or at least get close to the other person's price, however, never below.  We have enough USP's (Unique Selling Points) or things we do for the clients than the price, unless they are super short on cash. These things help people choose us.  Have or offer something no one else in your line of business does.  Discounts are great, however, there are times when something other than money is more valuable. We educate people about easy care and maintenance of their homes as we walk with them.  We treat out clients with utmost respect and we do our work from the heart....we care.  It makes a world of difference to be treated kindly and not just like "the next customer who brings me money". We genuinely want people to be safe and happy with their new home.

Introducing our company to people who need to use is.  We are just starting with an online presence to see if we really can generate business that way.  No real ads, just website, SEO and such.  So, we'll see how that goes.  If you do advertise, make sure that you are sending an e-mail, or postcard, or letter, newsletter (with fun stuff) consistently every month.  You can't do every other or sporadic.  People need to see your company/name often.  Hope that helps a little.

I like the mornings and feel that more people get out in the early part of the day. We've not really had afternoon meetings. Lunch time is ok but in the offices where I've been there is a greater turn out in the morning so you're reaching more people. I feel most people don't like to come in... Lunch time is ok but in the offices where I've been there is a greater turn out in the morning so you're reaching more people. I feel most people don't like to come in the middle of the day. That being said, when the meeting is in the later morning (say starting at 10) and it is a training session, people come. You feed them lunch and you have time to socialize.

We don't have products. We have services. So, as we market, we sell ourselves and our marketing at the same time. We have a 2-3 minute speech we give that does both.
