We are still suffering with low inventory in the Birmingham and outlying areas. Many approved buyers just can't find homes. I understand that Birmingham is #10 on the list for people trying to exodus out of the large metro areas. I reside in the McCalla area and we have several new business openings and a large hospital coming very soon within 7 miles of my residence - we are definitely a hot spot for home buyers seeking rural living convenient to cities like Hoover & Birmingham.
It is a sellers market and most of my prequalified borrowers can't find properties to purchase due to low inventory.

Yes. One of my favorite client couple were buying their first home in their 70's after renting for 50 some years while raising their family. If the payment is equal, less or even slightly more and comfortable for their income budget and it's their desire and it makes them happy - Go for it!

Zoning has the largest affect on a property, if it is a property that resembles a single family residence the location of it can put it in a commercial zoned area and could not have residential financing attached to it. A 4 unit property if zoned residential would be purchased as a regular mortgage even if the property it being purchased for investment purposes.

I've been working with mortgages for well over 30 years and I've learned that it is harder than ever for people to save money for a downpayment so buyers really need to talk to more than one mortgage professional before they settle on the one their agent refers them to or the one there brother is a friend of. Loan Officers work on commission basis, a consumer needs to interview them because this is the largest purchase they will make in their lives. As a Loan Officer my paycheck is important but not as important as my clients feeling they worked with someone who cares and is working in their best interest.
The ultimate answer is NO but it's a fine line for realtors who won't work with lookers who don't present a pre-approval so the agent doesn't waste their time because gas and time are not free however, that buyer will just keep calling agents until one will show without that pre-approval. So...

The ultimate answer is NO but it's a fine line for realtors who won't work with lookers who don't present a pre-approval so the agent doesn't waste their time because gas and time are not free however, that buyer will just keep calling agents until one will show without that pre-approval. So with all that said I would meet the client face to face to make that connection at one property because all agents have spidy instincts and they know right away who to push hard for that pre-approval or go along with the flow up to no more than 3 properties because after 3 it's costing too much time and gas for a possible tire kicker.
As far as I can see my rates are extremely competitive and out process/underwriting fee is only $845 total.
