Sam changed his career from being a chemical engineer working for a large oil company in Chicago to a commercial real estate professional in San Francisco bay area in the 80s to find out commercial real estate practice requires in depth knowledge.
Sam successful received the award designated as a CCIM, Certified Commercial Investment Member, recognized expert in commercial investment real estate #3486, one of the 12 CCIMs in San Francisco Bay Area in 1989. It was extremely difficult to obtain such designation at that time. Sam performed some of the most complicated commercial real estate transactions in a big city and northern California (one of them involved multiple properties, cash, land, apartment, retail center exchange) with capital funds, corporate clients and prominent people like ex David Packard. Sam also managed three apartment complexes in the Marina District of San Francisco (served also a director of San Francisco Apartment Association) and managed few office buildings at downtown Union Square. Sam is also a business broker to deal with business sales. Some transactions involved 'forcing' sell franchisee businesses due to their non compliance to corporate franchise rules.
Sam and family moved to Southern Oregon in 2000 a better place to raise their triplet children and had a project to put a defunct business back together. Sam continues his expert commercial real estate practice with Coldwell Banker Commercial at Medford Oregon (2001 to 2007). Sam was a member of the CCIM Chapter 40 at Portland Oregon, besides a member of ICSC and the like.
Some of the commercial real estate transactions include unconditionally facilitated the site selection of Amy's Kitchen Inc in 2005 moving their manufacturing factory from Santa Rosa CA to southern Oregon, resulting about 1,000 job creation in the area. The then Governor Ted wrote Sam a letter acknowledging his contribution to the community.
Sam also did many commercial real estate leasing also subleasing work for OfficeMax, etc. With such to learn how many businesses failed and succeeded. Commercial real estate transactions include the sales of Ramada Hotel, Holiday Inn Express, Cedar Lodge, Cedar Tree Apartment, etc. Sam was very knowledgeable to facilitate clients for large commercial loans to close the transactions.
Sam was the recipient of 2005, 2006 and 2010 'Transaction of the Year' award from CCIM Chapter 40, Oregon/SW Washington Region. The awards were based on creativity, perseverance and the difficulties of the transaction (not based on size).
Sam also represented a client, putting his hat on as a real estate developer to develop 63 acres land in Ashland in 2016. Sam withdrew the land development later due to his client lost Kroger as a customer and the CEO got fired.
Sam served as one of the 10 directors of a nonprofit: Rogue Valley Community Development 2001 to 20011 when the non profit created many affordable housing projects in southern Oregon, especially in the City of Ashland.
Sam also served at director of Economic Development Council at the City of Phoenix Oregon for few years. Sam extensive knowledge, experience and expertise in commercial real estate was sought after by quotations on Commercial Investment Real Estate publications.
2015 Sam started working for CW Tower Industries Ltd solely as Asset Manager to deal with their portfolio of commercial industrial properties. Sam continues to provide consultation/advice only in the commercial real estate space as an expert.
Sam took over the meetup group 'When Businesses Come together to grow' in 2014 started by Josh Scott. Sam changed the name to 'B2B Mastermind' and continues to host this business mastermind group with more than 400 members. Sam also hosts 'Commercial Real Estate Roundtable' meetup group.
