Personally- if I owned a building that could command a higher rate I’ll charge a higher rate at the end of a lease - as business people we take financial risks with the hopes that we can achieve making more to invest in ourselfs and our businesses- controlling what one can charge kinda takes away the incentive to take that initial risk- doesn’t it?
