The best way for a mortgage rep to gain business is to provide a buyer for the agent. The agent gets a buyer and you get a mortgage loan. This is a classic example where the heart takes over for the head. Being nice and helpful to the tenant is okay. (more) This is a classic example where the heart takes over for the head. Being nice and helpful to the tenant is okay. However, the lease that is signed by both parties is the governing document for the relationship. Very simply, if you don't follow the terms of the lease then you open yourself up for problems when there is an issue with the tenant or if you have to go to court to evict the tenant. Different states have different laws but all courts require you as the landlord to live up to the terms of your lease. If the rent is due on the 1st of the month and is considered late after the fifth of the month then you need to let the tenant know in writing that the late fee stated in the lease (hopefully you have this in your lease) will be due with the rent when paid. If the end of the month comes and the rent has not been paid you should send a letter with receipt required showing the tenant received the letter stating that if not paid within 5 days (or whatever the laws of your state require) you will initiate the eviction process. If not paid in that time go to your courthouse and file for eviction of the tenant. If nothing else the tenant now knows that even though you may be friends, this is still a landlord/tenant relationship governed by a legal contract. If you don't adhere to the terms of your lease you can't expect the courts to enforce it for you.  At this point in your relationships with this tenant you need to either get an attorney to handle the eviction process for you or go to your local courthouse and file for eviction yourself. You can have a heart as a landlord but you must use your head when it comes to the business relationship.

Lenders are like any other partner in real estate. Realtors use a lender because they are reliable, do their jobs well and get the buyer to the settlement table. Realtors use a lender because they are reliable, do their jobs well and get the buyer to the settlement table. If Realtors have to continually call the lender, push them to meet dates or have to questions their pre-approvals then the lender is not the right one. All of the pieces of the puzzle have to work together and each one as to do handle their piece in order for the process to be seamless and successful and pleasant experience for the client. If the Realtor has to do the job of the lender, title company, insurance company or conveyancer then they don't need that person. Relationships in real estate are built on trust and performance. If either one is missing then the chain breaks.

It is part of the buyer's due diligence process and is a protection for the buyer. If a buyer is looking to waive the home inspection contingency because they don't want to spend the money, I explain to them the significant cost they expose themselves to by NOT have the inspection. Licensed, qualified home inspectors are an asset to the buyer - not a liability.

My mortgage rep will lay out a plan for the client that includes the things that need to be done to improve their credit score and things they should stop doing because of their impact on their credit score. I get copied on the plan which gives me an opportunity to continually keep in touch with the client and encourage them to stay on track. Once their credit score hits the level where they can now make a purchase they use me since I stayed with them throughout the process. They will also provide referrals since I went what is considered above and beyond for them even though that would be normal for the service I provide my clients. I want them to be "my clients for life".

However, if the seller insists on being at every showing or the showing instructions are so ridiculous such as having to go to the brokerage office to pick up a key and then deliver it back after a showing then these things can also have an impact on the ability to sell the property. Condition will also have an impact on the ability to sell the property. Agents and sellers need to make the property a easy as possible for a potential buyer to see it. Restricted showing times, no lock box, unshoveled walks and steps covered in snow during the winter all hurt the ability to get the property sold.

You need to leverage your sphere of influence and use that shere to help you find new business so you can establish a track record of success. Friends, relatives, previous business associates, social clubs, fraternities, etc. Have your sphere post recommendations on Google or your website so that anyone searching for information about you will see good things. Once you get some sales under your belt then you can show a track record of success and use that to help get new business. Start a blog and begin providing information about your specific trading area. Begin to show that you are the expert and clients will begin to come to you.
