You cannot! You need to register your company with DRE and you cannot do that with an LLC. You can only form a Corporation in order to be recognized by DRE, either an S Corp or a C Corp. Structural issues usually have to do with habitability and they are the responsibility of landlords. you should plan carefully before starting. The first step would be the permits needed and estimating cost. Some lands have approved plans already and others do not. Some used to have them and they have expired. Then you must find a contractor. You yourself must be on top of it in my opinion... (more) you should plan carefully before starting. Then you must find a contractor. You yourself must be on top of it in my opinion though. It is a step by step process. It is important to start and finish fast and make sure the quality is not sacrificed. Then there is the loan part.
