This world we are living in creates unknown problems. I have had sellers that don't want pictures showing a vacant home, others that don't want someone looking at the home to take pictures because they might be casing the place. Any pictures or 3D walkthrus should be agreed tpo by the owner

Everything about a real estate transaction is negotiable. There re common commissions and there are incentives. A seller may want a higher commission to attract agents or add incentives such as a home warranty.
