Commercial is totally different from a regular home / land transaction. It typically takes longer to close on a piece of commercial property, because  there are many more disclosures and steps to the process. What are you trying to achieve? Some residential properties are in commercial zones and... (more) Commercial is totally different from a regular home / land transaction. It typically takes longer to close on a piece of commercial property, because  there are many more disclosures and steps to the process. What are you trying to achieve? Some residential properties are in commercial zones and can be rezoned fairly easily but it typically takes several months of due diligence on a commercial transaction. You usually need to do what is called a feasibility study. That can entail details like is it sewn properly for the timer use I need? Are there very hazardous materials on the property that needs to be invested? Can I use this property for four the specific purposes I’m needing? Do I have to remodel? Who’s paying for the items needed to make this commercial? If it’s already zoned commercial what type of zoning does it have and will my plan be approved by the planning and zoning department.
