I currently work from a home office with a team of four (all remote).  I've actually been considering moving into an office space and hiring a couple more on-site developers as well. I hadn't really thought about some of the aspects you mentioned like being more accessible to local clients, etc... I was just thinking that a physical space outside my home could give me better control over productivity and overall quality of my product.
