In NYC there is still a strict "no open houses" policy - all showings are by appointment only with the current Covid forms required before hand.  Even this makes more difficult to show apartments, in the last few months Manhattan real estate market became on fire! Here are a few slides FYI from our company’s today zoom market discussion, so that you could see a consistent increase in the signed contracts number and understand current negotiability and prices. (more) My 5 cents on how I deal with the competition - Honestly try to do my 100% best every time, look at each experience as an opportunity to test my skills, preparation & strategies and learn something exciting and useful from each interaction. Also most importantly, with every rejection or disappointment (which will inevitably happen from time to time), I intentionally force myself  to spend less and less time on being upset about "why things didn't work out" and concentrate more and more on the opportunities... and what to do to bring them one tiny step closer, and another small step closer, and another one closer...and keep my eyes on the big shiny, sparkly, happy prize :))

This question is for the print marketing materials, so although social media and on-line marketing have now very important role in real estate marketing, real estate agents still often use printed materials. For example, building mailings - people remember cards with good photography and a catchy messages and will eventually remember an agent who sent them - I heard it takes 7 times  or so for someone to glance at a postcard and remember keep the sender in mind for their future reference. We also use printed show sheets, brochures and pitch books in our work. Also I have ordered some beautiful printed  guides for sellers and buyers with detailed timelines and important things to keep in mind, when selling or buying properties in NYC. (more) Here are just couple negotiation points off the top of my head (you never know how much flexibility a landlord may have on any of the lease terms, unless you ask). Sometimes a landlord would be willing to help a business that has good potential for the first year or so, or may agree to take a smaller security deposit for a financially strong tenant, etc. Points to negotiate: -When would your base rent step ups (increases) start kicking in, after one year or perhaps, you can lock in the base rent for longer, 2, 3 or 5? -how many months of free rent could you negotiate or may be your Landlord would cover some of the cost of tenant improvements, etc.? -How much would be your security deposit - 3 months, 6 months, 9 months, etc. -type of lease - will you be responsible for the portion of the tax increases over the base year (what should be the base year if the rent starts  closer to the year-end, what other expense increases you would be responsible, etc... - term of the lease; - how many options to renew and for how many years...

Some companies that specialize in property management and manage many buildings may take a few days to reply to inquiries and never pick up their phone, etc. You should check reviews and get some feedback from locals. Depending on how many units you are looking to manage and what exactly needs to be done, it could be a specialized property management company or someone who you know would be on top of things.

It is important to prepare well before starting to look at properties, so that the whole process will go smoothly. It is also a good idea to get familiar with the market prices and trends in different neighborhoods and what drives them, so you will have a realistic picture and know what to expect. Your real estate agent can be a great resource in helping you figure your ideal budget, getting a good sense of the market and guiding you throughout all the steps of buying a new home.
