"All Real Estate are the same." There are actually several misconceptions that apply to this.
Many people think that Real Estate agents will try to get you to offer more on a home so they can make more money. On most sales, a difference of $10,000 in purchase price is only $250 in gross commission from which the Agent needs to pay fees to their office (generally between 20%-60%). It is not worth risking a deal, and a client, over about $150.
Some people think that Real Estate agents are unethical, irresponsible, uneducated, scatter brained stumblebums. While a few agents are unethical and/or irresponsible. Most agents have very high standards, and a significant amount of education and are very organized. I have a business related college degree, have worked as a Corporate President and CFO, performed every home construction related task, and put a lot of care into making sure that my clients have the very best deal and transaction experience possible.
The most painful thing that agents have to deal with is many people think that either Real Estate agents get paid a salary and have their business expenses reimbursed by the company, and/or that they make huge amounts of money (so they can afford to spend time with you and not make the sale). First off, Real Estate agents only get paid when a sale closes. They are Independent Contractors with absolutely NO benefits. That means that when someone drags a Real Estate Agent all over town viewing homes then make their purchase through another agent, they have effectively stolen the agent's time, money, gasoline and good will without even giving the agent an opportunity to recoup the losses. As far as what Real Estate Agents actually get paid...the average agent makes about $36,000 per year.
Your Real Estate agent should be your friend, advocate, advisor and protector. At least that is what I think! I put every bit of my education and over 30 years experience in dealing with Real Estate transactions into every deal. I use my corporate negotiating skills and extensive knowledge of construction to make sure that my clients leave little or nothing on the table in negotiations and have full knowledge of the home they are buying.
