I am answering this for my office manager, Annette Henderson as she is not a license Realtor. In SC we call them CL-100 letters not WDIR reports. Some large home inspection companies have started doing them in addition to their home inspections. I always advise my clients that it is better to have a pest control company who really deals with this every single day to do their CL-100 and high a home inspector just for the home inspection. It is actually less expensive in our area to do this any how. In my almost 20 years I give my clients a list and they chose from the list.

Some agents have become accustomed to doing an open house. Most buyers will look on line and find the houses the want to look at. Your marketing dollar will go much further with a very nice virtual tour. I really don't see much of a point of holding an open house anymore.

They have to repair or replace the roof as the structure can't be pass inspection and can't be financed.
