You have to follow up with a personal phone call.  Ask them for feedback, their thoughts, interest,... We have a "Preparing to Close" meeting after their home has made it past inspection to Pending.  It helps them understand the next steps, with financing, timelines,signing all the way to close, so they are prepared and on the same page regarding the timing of loan docs, appraisal, funding etc. ... (more) We have a "Preparing to Close" meeting after their home has made it past inspection to Pending.  It helps them understand the next steps, with financing, timelines,signing all the way to close, so they are prepared and on the same page regarding the timing of loan docs, appraisal, funding etc.  It really helps them understand the next 30 days until close.  We have information regarding moving companies, utilities, tips on moving with pets, etc. to help them through this process. Once they are comfortable with everything, we ask them if they are happy with our service we'd love to hear from them and show them how to submit a "Yelp" review and then I send them links to review me on social media, Zillow, my business page etc.  Even if they aren't satisfied we still want their feedback so we can improve if we've fallen short of their expectations.

They say that 10% of your sphere will move this year.  If that's the case, build your data base and stay in touch.  If you have 100 people in your database that you contact every month, that means roughly 10 will buy/sell this year.  There's your million dollar tip. Drip campaigns are extremely effective.  You just have to make sure which campaigns you are running, when to turn them off, and when to call in person.  They keep you top of mind, and give timely information.  But without follow up, they just become busy email clutter that we all already have too... I also send direct mail to my sphere on a monthly basis to keep them informed of market conditions, even the value of their own home.  When they watch a video, or respond to a campaign, It let's me know they're engaged and make a follow up call immediately to answer questions or see if there is anything that I can do for them.

For me it was all about my sphere. Having been in sales for years and having many contacts that I had met, socialized with, or had previously done business with, those were the first ones. People you know i.e. friends, family, relatives. The people you have done business with i.e. dry cleaner, clerks, customers. Then it was people that they know. i.e. referrals, people they know. (Everyone knows at least 212 people). Then it was new business i.e. cold calls, casual conversations, (elevator pitch...what do you do? ) Don't be afraid to strike up a conversation and ask people what they do. Everyone loves talking about themselves. In the end, they might even ask you "what do you do?" ;)
