Some people are looking for more space, for sure. Mostly, people are looking for flexible space, different spaces.  Open floor plans less desirable now, as various household members need simultaneous work/school spaces. Mostly, people are looking for flexible space, different spaces.  Open floor plans less desirable now, as various household members need simultaneous work/school spaces. So a smaller home with a finished basement or 3rd floor may appeal more than an overall larger, open home. Yards and outdoor space are also in high demand. I do think that low interest rates are encouraging more buyers overall than pandemic needs, though of course it's a mix. Low inventory is continuing to contribute to higher prices for sellers overall, if the property is priced right to begin with.

Assuming a 5% commission, each agency gets 2.5% of the final contracted sales price (which is generally 94-98% of last list price), then the individual agent may only get 50 - 60% of that. Smaller and smaller slices of pie....
