I sold real estate in the 90's and left RE when my husband was diagnosed with cancer. Since his passing, I have revisited my love of real estate and assisting clients through life changes with empathy

As a first time home buyer, know this, you will need money in order to purchase your first home! Yes, the FHA and VA loans allow you to mortgage closing costs. There are costs before a closing, outside of the closing a buyer must pay, as in home inspection, pest inspection, radon inspection, if there is a well, a water test, if there is septic, a septic test. These are costs associated with the buyers due diligence. As for financing, there are credit reports and appraisals that will need to be paid outside of closing.

an Inspector should never state future failures on components! Everything has a future fail date. Inspect and report the current condition of the components only!!!

Without a pre-approval how do you know what price point you can afford to purchase? Most offers require pre-approval upon submitting. Why take the chance of not being prepared and loose the house. It’s like putting the cart before the horse. Are they willing to sign a buyers agency agreement?

I use FB live when I am holding an open house. I am usually outside the front door, tell them a little about the house, show them the 1st flr and invite them out to see me during the open house. Videos get more views and does help to direct traffic to your home. You have to be comfortable...

Videos get more views and does help to direct traffic to your home. You have to be comfortable being uncomfortable in front of the camera. You can always practice making videos on your phone before you create your first Live video on FB! Have fun with it! Be yourself and smile! I have never received negative comments about a live video at an open house!
