He has been past owner and manger of three major Real Estate Firms, Basalt , Glenwood Springs and Rifle.

The real reason to have open houses is not so much to sell that particular home as it is to pick up leads for potential Buyers or Sellers. Having an open house exposes you and the home to more people who may tell another person or friend. It is important to have business cards and personal brochures available to hand out. You should have your laptop, I-pad or other electronic device to be able to show potential customers other properties that are for sale or have sold. Any one who attends an open house should be added to your circle of influence if possible. Then you should follow up.

My goal is not just to sell a property to someone, it is to find a property that they really like and can't wait to show all their friends or family. Follow up on a regular basis, I use a newsletter including some fun stuff, local happenings and some real estate local information. Work at building relationships. Get involved with the community. My goal has been to add two people to my circle of influence every weekday or 10 per week. I have been in the business a long time and this system seems to work the best and the cost is minimum, just takes time and work.
I live and work in a community where the average sales price is around $400,000.00. Using this system I have had several years of $12 Million to $18 Million in sales.
