While I used my at home office a lot, making it my main office was confining. Being a people person, I missed being with people. I have to connect fast and stay consistantly with the client. Not meeting face to face makes harder to build a fast relationship. Zooming helps but it is still not...

Not meeting face to face makes harder to build a fast relationship. Zooming helps but it is still not personal. Some peple perfer to zoom tours instead of meeting for the first time. Team Flannery has been doing that for years and people from outside the area love that option! Technology is wonderful but can give you a headache at the same time! LOL!

Having the ability to have a daily schedule and be able to stick to it. Social media needs to be done on a regular basis as do mailings and community volunteerism. I need a clone!

Some clients are worth the nurturing journey....but some are not....I will always take them out one time one time. You must build a relationship and trust. But they need to know they need to be prepared to make an offer when they find the right home. Competition between buyers can be tough. I...

I can't believe some lenders tell their clients to find the right home and then come in for pre-qualification.
Whie open houses are not as well attended as they have been in the past, I have sold 6 homes as a result of an open house...so I still do them.

Her inspector's job is to document issues that are a concern....She does need to contact a reputable roofer as there probably has been underlying water damage. But rolled rubber roofs are what you need in this case...roofs that do not have a lot of slope...shingles would help hold the water and...

Look for areas where 55 and older congrigate... Senior center, community center, bulliten boards where they gather...restaurants etc. We dont have a lot of condos here....but we do have a retirement center with them... advertise their affordability with utilities and repairs. Good luck
